We use equipment specifically designed to decontaminate and prepare grout to accept the highest rated sealer or dye. This is accomplished by 100 psi of pressure (mostly water vapor) with a temperature of more than 300 degrees. This is a much different process than carpet cleaners and other grout cleaning companies that use self-contained pressure washers.
What’s the difference after cleaning? Although, there may not be a noticeable difference in the cleaning results, there is a huge difference in what happens next. Because of the cleaning process we use to clean and prepare the grout, when we add sealer or dye it will truly penetrate into the sand of the grout.
As a result, you will be able to walk on the affected area immediately following the application of the product. There’s only a 10 minute dry time!

With competitors’ self-contained cleaning equipment the sealer or dye can not penetrate the surface, leaving it to be a topical sealer which takes hours to dry. And, with their process, the top sealer coat does not last and will need to be repeated every 6-12 months. Our customers average 4 to 8 years of use before they need to repeat the sealing process.
